Clearwater Beach Construction Projects

Clearwater Beach is currently in the largest hotel and resort expansion the island has seen in a very long time.  It may even be the most dramatic expansion Clearwater Beach has ever seen.  There are currently four major construction projects underway.  There is also one large parking garage underway.  The four major projects and the parking garage are listed below.

At the present moment, the four major projects  are the Guesthouse, Hampton Inn and Suites, Residence Inn/SpringHill Suites, and the Wyndham Grande.

Guesthouse

This 10 story, 155 room hotel will have a pool on 6th floor, and a rooftop bar similar to the hotel next to the marina.  There will be an adjacent 5 story parking garage. The hotel will be around 400,000 total square feet.  It’s going to have a caribbean style. Its design is very similar to the Pier House 60 Marina Hotel, both of which have the same owner.

Hampton Inn and Suites
This hotel is a 14 story, 90 room hotel, with a large 6th floor rooftop terrace and fire table bar.  This hotel can accommodate weddings and other special events with floor-to-ceiling terrace views. The hotel’s owner, Steve Page, is also planning lush, tropical landscaping at the beachside pool and deck. The building will also house local photography and art work.

This hotel is a 259 room, 325,000 square foot, dual brand Marriott. The building will have a retail area on the first floor.  It’s parking will be located on levels 1, 2 & 3.  The guest rooms will be located on levels 4 through 7.  The outdoor swimming pool will be placed on level 4.  Sliding glass doors will accentuate the exterior of the building.

Wyndham Grand

This massive resort, one of the largest on Clearwater Beach is set to open at the beginning of 2017.  This 175 million dollar project is a 700,000 square foot resort with two 15 story towers.  This is one of the largest hotel resorts on the market.  The plan includes 450 rooms, restaurants, a spa, and large pool.

Parking Garage
 
A large parking garage is also being erected in the parking lot behind one of the major shopping plazas on Clearwater Beach.  This is the parking lot behind the plaza where Mandalay Surf Shop used to do business.

An interesting facilitator of this dramatic change are the temporary city incentive policies regarding land use.  In 2008 the city increased the density per acre policies, and allotted only 1385 units to the density policy.  According to the Hotel Denisty Reserve Updated March 25, 2016 three of the four of the major hotels under construction are taking advantage of these increased density allotments. And many of the recent completions also have taken advantage of the increased allotments.
